Permeability and accessibility for the local area are key aspects of the scheme, with new routes and spaces unlocking pedestrian connections across the site and linking Bury St to Portsmouth Road. The new east/west route will pass through a new central courtyard space that is designed to host communal outdoor events and activities.

Guildford’s policy requires that new developments achieve a 20% reduction in carbon emissions compared to standards set out in government building regulations. It also requires that at least 10% of this reduction be achieved through the use of on-site low or zero-carbon technologies.
